Square feet here means roof surface, not the floor plan. A roof is bigger than the footprint it covers because of its slope and the eaves that hang past the walls. Our cost calculator works that out for you and uses $4.35–$7.65 per square foot for shingles and $6.90–$12.80 for metal.

What Changes the Price

Two houses on the same street can get very different numbers. These are the usual reasons.

  • Size and pitch. More surface means more material and labor. A steep roof also slows the work and calls for extra safety gear, so it costs more per square foot.
  • Material and grade. Standing-seam metal and Class 4 impact-resistant shingles push a job toward the top of the range. Ribbed metal panels and standard architectural shingles sit lower.
  • Tear-off. Removing one layer is routine. Removing two takes longer and fills more dumpsters.
  • Decking. Soft or rotted boards only show up once the old roof is off, so replacing them is a possible extra. A fair contract names a per-sheet price ahead of time.
  • Details. Valleys, chimneys, skylights, vents and dormers each need flashing and careful cutting.
  • Height and access. A second story, a tight lot or a steep driveway can add labor.
  • Local paperwork. Inside the City of Round Rock, a plain re-roof needs no City permit, so there is no permit charge at all. Nearby cities set their own rules, and outside city limits we found no county permit for a home re-roof.
  • Historic overlay timing. If your home carries historic overlay zoning, plan for a Certificate of Appropriateness before work begins. It has no fee, but the review takes time.

What to Look For on Paper

A good estimate is easy to compare with another one because nothing is lumped together. Before you sign, check that it lists:

  1. The roof area in squares or square feet, and how it was measured.
  2. Tear-off of each existing layer, with disposal.
  3. Materials by name and grade: shingle line or metal panel style, underlayment, starter strip, ridge cap and vents.
  4. Drip edge. The City of Round Rock requires it, so it should appear as its own line.
  5. Flashing around chimneys, walls, skylights and valleys.
  6. A decking allowance priced per sheet, with a promise of photos before any boards are swapped.

  8. Warranties: the manufacturer's, which the roofer should register, and the roofer's own labor warranty, both in writing.

One more protection: if you sign a roofing contract of $25 or more at your own front door, Texas law usually lets you cancel any time up to midnight on the third business day after you sign. There's no similar right tied to an insurance decision.

Insurance and Your Roof Cost

When a storm is the reason for the new roof, your policy and your insurer's review decide what gets paid. A roofer can inspect, photograph the damage and write an estimate you can share. The claim itself is a matter between you and your insurance company, and we take no part in it.

Your deductible is yours to pay under Texas law. A roofer who offers to waive it, rebate it or quietly fold it into the price is breaking that law, and it's a reason to walk away.

The Texas Department of Insurance says each company sets its own discount, so the savings vary, and the upgrade is optional.
